$2.4 Million Homes in Cornwall, England

West Portholland | $ 2.47 million (£ 1.85 million)

A nineteenth -century farm reconfigured like an expanding country house

This four -bedroom house and three bathrooms is located in West Portholland, a small coastal village in Cornwall County, which forms a 1,375 square mile peninsula at the tip of the southwest of England. The village is located in the Rosaland Peninsula of Cornwall, an “outstanding natural beauty area” designated by the protected government of development.

The property was a farm in operation until the early twentieth century. An previous owner bought the farm in the 1970s and then merged its main farm and barns in a single residence of 3,408 square feet. The current occupants bought the house in 2012 and added a small wing with living room and a main bedroom with a dressing room and a balcony.

For purchases and services, the premises travel to three miles to the southwest to the largest town of Manyan or North to Tregony, with establishments such as the 16th -century King’s Arms pub. Portholland Beach, surrounded by cliffs, is half a mile east of the house. Cornwall airport, Newquay, with flights throughout Europe, is about 40 minutes to the north.

Short -term rentals in Cornwall are allowed, and there are no restrictions for most foreign buyers in Britain. All buyers pay the Tax Tax Tax, which increases to a maximum of 12 percent based on the value of a house. Non -residents also pay a 2 percent surcharge. There is a registration rate of 0.05 percent, payable for the Government’s HM Land Registry, and notar or legal fees can add between 0.5 and 1 percent of the total transaction cost. A passage added by the previous owner connects both sides. The renewed kitchen, with a British manufacturing AGA stove, is behind the dining room and opens to a living room added by current owners.

Inside the barn converted there is a recreation area and a large living room with an open vaulted roof and an chimney with a firewood stove.

The two wings of the second floor include a living room and a kitchen on one side, with two bedrooms and one bathroom in the other. The roof beams in the rooms were rescued from property barns. The house uses central heating to oil.

Outdoor space: The property is found in two acres of inclined landscapes planted with bushes and native apple trees of cornualles. Along with a courtyard in tiles on the back, there is an outdoor terrace with its own bar. The owners turned the old farm farm into a dog for their dogs. There is a garage with space for two cars.

Sellers are offering a 10 acres site, a quarter of mile to the north, by separate negotiation.

Costs: The Annual Council Tax is £ 3,907 ($ 5,210).

Flushing | $ 2.27 million (£ 1.7 million)

A Georgian -style house of around 1770 with a sea views and a modern addition

Built for the sea captain William Kemptthorne, this two bedroom house and two bathrooms is in Flushing, a port town established by the Dutch in the seventeenth century. In the summer, the town’s beaches attract tourists and vacation owners.

Harbor House Flushing, a pub next to the water in Michelin, is a few steps from the house. The primary school of the Flushing Church in England, the only school of the town, is just around the corner. Encannis Castle, an artillery fort of the fifteenth century and a tourist attraction, is just south in neighboring Falmouth.

The Ferry Flushing runs throughout the year to Falmouth and the fishing people of St. Mawes. Several trains daily make the five -hour trip between the Paddington Station in London and the Cornwall Penzance train station, 27 miles west of Flushing. Cornwall Newquay airport is 30 minutes to the north.

Inside: Designed in the Georgian style of the period, the three -story house opens to a central hall flanked by rooms to be equipped with cast iron wooden stoves and laurel windows. The previous owner added the kitchen and the open plant dining room, which have original wooden roof beams and new wooden floors. The dining room has a vaulted roof and glass doors that open to a patio. Two Roman utility are behind the kitchen.

Because the house is based on a hill, the upper levels have radical views of the Flushing port. The second floor includes two bedrooms, a living room and a bathroom. On the upper floor, three more bedrooms with wooden floors share a large bath with an independent shower and a large soaking bathtub.

The furniture is available by separate negotiation.

Outdoor space: There is a small garden in front of the house and a terrace of tiles with a small pound on the back. The garden approaches the lands of landscaping that include original stone walls and a shed. A small inner courtyard was part of the renewal of the previous owner.

The house is designated as a building listed by Grade II for its historical importance, which means that local preservation authorities must address external changes.

Falmouth | $ 2.47 million (£ 1.85 million)

A modern house that faces one of the largest natural ports in the world

With maritime views of its high site, this contemporary four bedroom house, four and a half-medium-base is in Falmouth, the largest city in Cornwall. The house was designed by the architect Nick Donaldson, based in Penzance, who specializes in energy efficiency buildings. Solar panels partially feed the property, and a ground source heat pump manages the temperature flow. Built in 2006, the house replaced a small bungalow of the 60s.

Falmouth, one of the most busy cities in the region, attracts visitors throughout the year with their stores, coffee shops and galleries. It is home to the Michelin star restaurant, the Cornwall National Maritime Museum and the University of Falmouth, which specializes in creative fields, including animation and design. The city also organizes annual festivals for food, sea shacks and navigation.

Square foot price: $ 803

Inside: The front opens to a Skylit hall with polished concrete floors. An open plant, dining room and kitchen occupies much of the main floor, which also includes a library, a small office, a half bath and a public service room. The kitchen has wooden countertops and appliances, and the living room is heated by an elegant wooden stove. Full length windows illuminate the dining room.

An oak staircase rises to the second floor, where the four rooms have peak roofs and suite bathrooms. Each room has a Clamp and seen to the sea without obstacles. The main bedroom has incorporated cabinets and long -term windows.

Outdoor space: The house is in the center of an acre of landscapes of mature trees and native cornual plants. There are several outdoor terraces where the owners entertained. A garage for two cars is adjacent to the house. Falmouth’s picturesque cliffs are a few steps from the house.
