Where SA sellers are making bank … and where they are taking a hit

Sellers in a suburb of Adelaide laugh to the bank, with new data that reveal it, since the buyers of the place are prepared to pay the most higher than their sale price.

New figures on the discount of suppliers published by the SuburbData Property Data analyst reveal that Golden Grove House sellers are looking for more, on average, the most above their announced axis price.

According to property data with a price guide announced for 12 months until March, the average final sale price is 14.8 percent higher than the average sale price in the lush suburb of the northeast.

Modbury Heights House Sellers, also in the northeast suburbs, were not too far behind, with vendors who paid, on average, 14 percent more price.

Housing vendors in Sturt, Salisbury North and Mount Barker pocketed more than 10 percent above their announced price: 13.6 percent, 10.9 percent and 10.2 percent respectively.

The properties of LJ Hooker, their managing partner, Craig Ricciuto, who sells in Golden Grove, said an imbalance between the number of people who want houses of Golden Grove and those in Sacit meant that buyers were prepared to pay more to ensure one.

“It is very buoyant here and the demand is producing good results for sellers,” he said.

“The number of people we find does not give me any reason to think that it will slow down.

“When people grow here, they want to stay here because all their friends are here, so they will start at the parents’ house, buy their own and start with little, intensify and end where they started.”

Retiree Sally Proj, 66, has just sold her Golden Grove property through Mr. Ricciuto for more than he was asking and said she was delighted with the result.

“I had three or four sacrifices and I know I got more than I expected to make me feel warm and confusing,” he said.

“I didn’t think I was going to get what I wanted idically, so I’m very happy.”

But everything was good news for vendors, and the data revealed to the owners of houses in Gulfeweer Heights tok the greatest success when selling.

According to the data, the average seller seller of your home for 12.5 percent less than its original axilation price.

Housing vendors in Adelaide City also made up 8.2 percent less than they pursued, and Modbury, Largs North and Banksia Park owners sold 5.3 percent, 4.9 percent and 3.4 percent less than their sale price.

Jeremy Sheppard suburbs analyst said that suburbs with high suppliers discount rates were generally “buyers markets” where housing search engines were business negotiations from a stronger position.

“There is a correlation between higher discounts and softer demand,” he said.

“Whatever the situation in which the market is found, whether excessive or some other factor, the highest discounts reflect that buyers have control and sellers have to take what is given to the issue.”

“The properties that are sold well above the prices announced indicate that buyers are often desperate. As a seller, they will listen to the new buyers during hours.”
